Job Purpose:

Leading a centralized development team, with expertise in master development, architectural design, and product development. This team is tasked with evaluating new development opportunities, to initiate new projects and to support all Development projects.

Coordinating with business development and finance functions to prepare a comprehensive business case for new opportunities, including the assessment of the highest and best use, competitive market analysis, project visioning, feasibility, and funding requirements.

Job Details – Key Responsibilities and Accountabilities:

• Lead Development expertise in master development and products development for residential and mixed-use projects.
• Organize and lead a centralized development team to assess new opportunities to achieve the 10X growth strategy.
• Lead a core development team to initiate new projects from conceptualization till project team creation at sales launch stage.
• Provide ongoing support and strategic technical services to maintain the highest professional standards on Development projects.
• Has oversight on adherence to development process, guidelines, and governance.
• Foster the collaboration between the various projects in terms of innovations, lessons learned and best practices.
• Explore and conceptualize new USPs and components and assist on the development on non-residential components in Communities such a commercial, urban retail, clubhouses, and mixed use.
• Coordinate with various stakeholders, including Design Studio, Project Management, Finance, Marketing and Digital Labs where necessary.
• Support the Business Development Function in creating the business cases, potential development strategies and feasibilities for new opportunities, along with recommendations for entry into such ventures.

• Work closely with the heads of finance, business development, project management as a team member in support of Development projects and/or Joint Ventures.

Technical Competencies:

• Understanding of the real estate industry, including market trends and best practices.
• Understanding of real estate finance, feasibilities, and business plans for large-scale mixed-use communities.
• Understanding of planning, urban design, architectural and infrastructure design, and project management.
• Understanding of corporate governance, organizational management & leadership.
• Understand software applications such as Excel, MS Project, PowerPoint, and others.
• Strong strategic planning skills, organizational and project management skills.
• Strong Communication & Presentation skills.
• Strong ability to understand projects feasibilities.
• Excellent Negotiation and Leadership Skills.
• Strong ability to think critically and solve complex issues that may arise during a project.
• Good understanding of construction technology.

Other Requirements:

• 15-20 years relevant experience, out of which 10 years should be in directing master developments at a recognized real estate and property development business.
• Demonstrated leadership responsibilities for large-scale mixed-use projects with clear strategic planning.
• Strong experience in planning, delivering, and closing master development project efficiently, within schedule and budget.

• Degree in Architecture, Planning, Urban Design or Real Estate
• Minimum 5 years GCC experience
